Uttendorf lies between Mittersill and Zell am See. Several ski resorts are within short distance: the ski resort of Zell am See and Kaprun is about 15min drive away and the ski resort of Hollerbach - Kitzbühel is also 15min drive. The area is ideal for long hikes, mountain bike tours and other mountain sports. Uttendorf has a swimming lake that is very popular in the summer months. Golf courses are in Zell am See and Mittersill.

A small train runs hourly from Zell am See to Uttendorf. This makes the village well accessible by public transport. The airports of both Salzburg and Innsbruck have flights to the major english cities. 

The house has been renovated and has a cemented stove in the living room that provides nice radiant heat. The wooden floors in the living rooms and bedrooms in combination with the wooden doors and partly wooden ceilings create an authentic Austrian atmosphere. The exterior of the house also has a traditional austrian country style. The garden is south facing and is very sunny. There is a garden and a woodshed where you can store all your stuff. The house has a sauna with shower in the basement. Attached to the house is a garage with sunny terrace on top of it.

This holiday residence has a so called Zweitwohnsitz destination. This means that you are allowed to just use the house for your own holidays. You are also allowed to rent it out to tourist but you are not obliged to do so.
