For sale is this spacious chalet with holiday residence, located at a quiet and sunny location in Rauris. Very special is that the valley ends towards a mountain massif with some mountain tops of over 3,000m high. Some examples are the Sonnblick (3106) and the Hocharn (3254). The valley doesn´t have much traffic as a result of this. The micro climate makes that there is hardly any fog and due to its north south location the sun shines as often as possible.

The ski area of Rauris is very family friendly. It has 40km of skislopes and you will be positively surprised that you will hardly ever have to wait for the ski lifts. In the evening, the tobogan sledge slope is illuminated and you can have something to eat in the restaurant and go back to the valley on your sledge. If you would like to try another ski area after all, the ski areas of the Gastein Valley and Zell am See - Kaprun are both at approx 30 min drive.

During the summer, Rauris is well known for its surprisingly nice walkings tracks and cycle paths. The mountain cabins are of course open for a break during the day. Other sports such as mountain climbing, rafting, horse riding and golf are also not far away. The village has more than 3,000 inhabitants and offers several shops, restaurants, banks, cafes, supermarkets, etc. This makes that you will definitely not have to get bored in this quiet valley.

The holiday chalet was built in 2009 by a local building company. The quality is very good, the atmosphere of the property is as Austrian as it can be. The large living room has underfloor heating (electrical) and provides direct entrance to the garden. The kitchen has all necessary appliances and has a beautiful tiled floor which is also very practical. There is a separate dining corner in the living room and with nice wheater you can also decide to eat outside on the covered terrace. The terrace is very large and offers great views on the surrounding mountains. After spending a day in the open air, you can relax and recover in the sauna. The holiday property now has 3 bedrooms and a tv room, which can of course be used as a 4th bedroom. There are 2 parking lots available, one of them with carport.

The property is being sold without furniture. It is possible to buy the furniture for an extra price of 20,000euro.

Highlight of this property is the so calles Zweitwohnsitz. This means that you are allowed to purchase the property and only use if for your own benefit. It is also allowed to rent out the property to other guests, but this is not obligatory. The plot is large enough to build a second chalet on it.
