It is located at a very sunny place and at walking distance of the ski slope in the romantic summer and winter sports village of Filzmoos in the Bundesland Salzburg, Austria. The property for sale is only a few minutes walking distance from the lovely town centre. The village has good restaurants, a star restaurants, a supermarket and several shops. Filzmoos has about 25km slopes and is due to its position near the Dachstein Glacier very snow-sure. Besides skiing, cross-country skiing and winter hiking are possible. The village is a few kilometers from the house. Here you will find several shops, fine restaurants (including a Hauben restaurant), good hotels and a supermarket. In summer Filzmoos is known for its great hiking and friendly nature. Filzmoos is centrally located in the Ski Amade region which means that several other ski areas in winter are within reach (Hochkönig, Schladming, Altenmarkt-Radstadt, Rauris). In the summer there is a large variety of activities: golf in Radstadt or Goldegg, visiting the city of Salzburg, the ice caves in Werfenweng, riding the Sölkepass, visit the Dachstein Glacier or visit the historic town Hallstatt, known for its salt.

The property was built in 1977 and has been well kept since. It is built in austrian alpine style which makes the property very charming and part of its natural environment. For breakfast, your guests can have a seat in the cosy breakfast room with austrian tiled stove. There is also a sitting room where they can relax after a day out and have a drink. At the moment, dinner is also being served to the guests, but this is of course not obligatory. You can also run the property as a bed and breakfast. The guestrooms are nice and welcoming and there is a sauna. The owners apartment has 2 rooms, a living room and a bathroom. The kitchen of the property is fully equiped and is ready for use.

The turnover of the bed and breakfast is extremely good. It is of course possible to modernise the property after which you will have a wunderful place to live, accross the ski slope in one of the most idyllic resorts of Austria.
