For sale in a summer and winter destination in the Austrian alps is this well running hotel with 32 guestbeds in total. The property is located at walking distance of the town centre, but still at a quiet and sunny spot. Shops, restaurants, bars, schools, banks, etc are all at a stonethrow away. In this town, summer and winter are both vivid and interesting tourist destinations. The ski lift is approx 10min driving from the house. It is also a good starting point for cross country skiing, winter walking, tobogan sledging and ski mountaineering. In case your guests prefer to do something else than skiing, they can have a good time in town and in the surrounding towns.

The region is also attractive for summer tourism. The National Parc High Tauern Mountains fits perfect for walking, hiking, biking and mountainbiking. There is also a nice golf course, a thermal spa and there are several swimming lakes in the direct surroundings. Other villages and touristical attractions are found within 30min drive.

The hotel was built in 1965 and was extended in both 1990 and 2012. It was also renovated in 2012. Modernisations were implemented in the restaurant, the owners apartment and in the fire security features. The building meets all requirements for the business permit which is available. The property was connected to the town heating system in 2008. This is a very efficient way of heating and it also reduces the maintenance costs as the installation are no longer in the house but at the supplier.

The modern Austrian ambiance is definitely one of the strong points of the hotel. Your guests will feel at ease due to the use of wooden and natural materials. They can relax in front of the open fire place in the lounge, at the bar of in the wellness area of the hotel. There is a dining room for approx 40 people that you can use for breakfast. If you wish to serve an evening diner, you can also use the dining room for dinner. The kitchen is a professional kitchen and is fully equiped. The hotel is offered for sale including all furniture. There is an owners apartment with 3 bedrooms at the 3rd floor. There is also a garden where you and your guests can enjoy the sun and the wunderfull views on the mountains.
