This traditional austrian chalet is for sale. It is located just outside Stuhlfelden, one of the villages of the Oberpinzgau, between Mittersill and Uttendorf. Here tourism is combined with every day´s austrian life, meaning that you will not only meet tourists but many inhabitants as well. In winter, the region is well known for wintersports. The skiing area of Kitzbühel is only 10min drive from the house, Kaprun - Zell am See and the Wildkogel skiing area in Neukirchen are approx 20min drive. Sledging is possible directly next to the house as it is build a bit higher up the mountain. Cross country skiing, tobogan sledging and winter walking are among the favourites as well. 

In summer, the location of the property is perfect to enjoy a sunny day in your own garden, which is facing south and offering stunning views on the valley. Walking, cycling, paragliding, rafting and mountain climbing are possible within a few kilometres from the house. Or think of a daytour to the Krimmler waterfalls, the Liechtenstein gorge in St Johann im Pongau, the Grossglockner Hochalpstrasse or the Lake of Zell am See, these are only a few of the options. The closest golf course is in Mittersill, only a few kilometres away.

The property was built in 2002 and is therefore in good condition. The wooden ceilings and floorings give the house a real austrian touch, so does the dining corner in the kitchen. The chalet is heated with underfloor heating, on oil basis. The kitchen is spacious and has good quality Miele appliances. There is direct access from the kitchen into a small garden next to the house, where a small playground is made. The bathroom is very luxurious, with a tub and an impressing shower. The location up the mountain offers great views over the valley and guarantees long sun hours. The road to the house is snow cleared in winter. There is a larger garden with different fruit trees.
