Pension-Guesthouse Lungau Salzburg Austria

This pension-guesthouse is for sale in one of the popular towns of the austrian region the Lungau. The town is touristical and has a typical austrian town centre with restaurants, hotels and some shops. The Lungau has different skiing areas which all are very snow certain due to its high altitude and location close to the High Tauern Mountains. The skiing area Katschberg - Aineck has 70km slopes, Grosseck - Speiereck has 50km slopes, Fanningberg has 25km slopes and Obertauern has 100km slopes. In this last skiing area you can enjoy skiing until the beginning of May. The region offers also great cross country skiing, toboggan sledging and winter walking. In summer your guests can go to one of the outdoor swimming pools, to the golf course in St Michael, make a walk in or around the mountains or participate in one of the outdoor programmes being organised. 

This pension-guesthouse probably used to be an old farm and was built a few hundred years ago. This is shown by the thick walls which actually take care of a good isolation of the house. The window fences were renewed approx 10 years ago. The kitchen is fully equiped and has all appliances necessary, for example a steam oven. In case the pension is fully occupied, diner is served in 2 shifts in the dining room. The dining room can also be turned into a disco during the evening. The guesthouse has 15 rooms with 75 beds in total. Almost every room has its own shower, the toilets are in the hallway. The floorings in the guest rooms have wooden parquet. There is also an owners apartment with own entrance and 3 rooms. The balcony of the owners apartment is facing south.

First floor: hall, 2 toilets, 4 rooms with shower of which one has a toilet, relax room, owners apartment with own entrance, living room with access to the balcony, bedroom, kitchen, bathroom with shower and toilet.. 2nd Floor: hall, toilets, 8 rooms with shower of which one has a toilet, storage rooms. 3rd Floor: hall, showers and toilets in the hallway, 2 rooms with shower and 2 rooms without shower, storage, access to the attic. There is a parking lot for a bus next to the pension.
