Farmhouse Niedernsill Salzburg Austria

This authentic austrian farm is for sale in the quiet village Niedernsill. A stone's throw from excellent ski areas and yet in a quiet location enjoying the surrounding mountains. The ski areas of Zell am See and Kaprun are a 10min drive away. The glacier at Kaprun offers the opportunity for year-round skiing. Other ski resorts are easily accessible: Uttendorf Weißsee glacier ski area and the ski resort of Kitzbühel (accessible via the Panorama Bahn at Hollerbach). Cross-country trails run through the whole valley of the Oberpinzgau, in which Niedernsill is located. In the evening you can choose from a number of restaurants / hotels to enjoy a meal or a social drink. In summer Niedernsill offers many different activities: hiking, cycling, MTB, several swimming pools and lakes, the Zell am See lake, golf courses in Mittersill and Zell am See, etc.

The farmhouse was built around 1613. It is constantly refurbished and the building is therefore in good condition. The foundation and the ground floor are built of stone, the upper floor of wood. On the inside the farm is partially finished with plaster, partially with wood which creates a traditional Austrian atmosphere. In 1985 the roof was renewed. The windows are double glazed and partially renovated. The floors are mostly wood, some have Terrazzo stone tiles. The farm has several austrian stoves which create a wonderful radiant heat. There are also electric heaters that load at a lower rate during the night to provide the farm of heating.

The farm has several balconies. One faces south and offers a great view over the valley and the mountains.
