3-room apartment Mauterndorf Salzburgerland Austria

This development exists of 2 traditional alpine chalets with 5 apartments each and is located in Mauterndorf. Mauterndorf is located at the south of the High Tauern Mountains which is a guarantee for warm and dry summers. Due to its altitude the winters are long and snowcertain. The village of Mauterndorf has a medieval town centre with several restaurants (one with an austrian michelin star) and nice shops. The castle used to defend the village in early years and is now worth sightseeing as many activities are organised in the castle. The open air swimming pool is large and has a great slide. Due to the central location of Mauterndorf it is an ideal start for many walks and cycling tours, in the valley or into one of the many surrounding mountains.

The skiing area of Mauterndorf is only 3km from the chalets. You won´t find any queues in the familiy skiing area of Mauterndorf with 50km slopes. Other skiing areas are Obertauern (110km) at 20min drive, Fanningberg (25km) at 10min drive and Aineck-Katschberg (70km) at 10min drive. Due to the altitude of the Lungau, it is perfect for cross country skiing, there are many tracks. The other villages of the Lungau (St Michael, Tamsweg) are also worth a visit. Also within reach are the lakes of Carinthia or the city of Mozart: Salzburg.

There are 10 apartments in total spread over 2 chalets. Each building has 2 garden apartments, 2 first floor apartments and 1 penthouse apartment. The apartments are spread over 3 floors. The first chalet will be handed over December 2013, the second in the Summer of 2014.

The garden apartments have 2 bedrooms, 1 bathroom, with a total floor space of 62 sqm. A terrace (almost 13sqm) followed by a garden of over 230sqm. Both the living room and the bedrooms have a very good quality parquet (oak) on the floors, the bathroom has beautiful tiles ans is complete with sanitary (Laufen quality). The window fences and balcony doors are of high quality and are 3-fold insulated. There is underfloor heating in the apartments. The heating is connected to the so-called Fernheizung, this is a biological and efficient way of heating with wood residues that are burned in a central place in the village and the heat is transported to the connected houses. There is a connection for a fireplace in each apartment.There is an elevator in the building. A parking space is included in the price, a 2nd parking lot and / or a single or double carport is available at additional cost.

Layout: entrance hall, 2 bedrooms, bathroom with bath and double washbasin, separate toilet, living room with dining area and open kitchen, access to the terrace. Via the terrace you have access to a storage area (storage for garden furniture). In the basement is also a shared, heated storage for ski and sports equipment.

The apartments can be used for rental or for (semi) permanent residence. The rental is either completely organized for you, so you will have nothing to do or you may also arrange the rental yourself. Please ask us for more information on rentals.
