Alpine chalet Mauterndorf Salzburgerland

This development exists of traditional alpine chalets and is located in Mauterndorf. Mauterndorf is located at the south of the High Tauern Mountains which is a guarantee for warm and dry summers. Due to its altitude the winters are long and snowcertain. The village of Mauterndorf has a medieval town centre with several restaurants (one with an austrian michelin star) and nice shops. The castle used to defend the village in early years and is now worth sightseeing as many activities are organised in the castle. The open air swimming pool is large and has a great slide. Due to the central location of Mauterndorf it is an ideal start for many walks and cycling tours, in the valley or into one of the many surrounding mountains.

The skiing area of Mauterndorf is only 3km from the chalets. Mauterndorf has 50km slopes. Other skiing areas are Obertauern (110km) at 20min drive, Fanningberg (25km) at 10min drive and Aineck-Katschberg (70km) at 10min drive. Due to the altitude of the Lungau, it is perfect for cross country skiing, there are many tracks. The other villages of the Lungau (St Michael, Tamsweg) are also worth a visit. Also within reach are the lakes of Carinthia or the city of Mozart: Salzburg.

10 Alpine chalets in total will be build to finalize the project. The chalets are made of high quality materials, such as wooden floorings in the living and bedrooms and nice tiles in the bathrooms and toilets. The entire chalet has underfloor heating. Depending on your wishes, the chalet will be build with 2 to 4 bedrooms. A basement is possible (against payment). The chalets are handed over with sanitary, painted walls, grass sowed in, carport with storage and roofed terrace. The chalets are heated through the so called Bio-Fernwärme, a biological and efficient way of heating by which small wood parts (waste) are being burned in a central place in town and the heat is being transported to the subscribed properties. The chalets are being handed over without kitchen and furniture.

The chalets are allowed to be used for renting out (investment) or for (semi) permanent living. Renting out can be organised by yourself or taken over by a professional organisation, just what you wish. Please ask us for more information on this. Renting out the chalet, it is possible to claim back the VAT paid, nett price is 285,000euro.

Layout: Ground floor: entrance, toilet, storage (also for laundy machine), living room with kitchen and dining area, access to the terrace. 1st Floor: hall, bathroom, 2 to 4 bedrooms. There is a carport with storage with the house.
